Late-Summer Wash Season Is Now

August and September are ideal: warm dry days, algae at full bloom on north walls, and your house clean before fall. Written quote in 24 hours.

Why "One Wand Fits All" Ruins Indiana Exteriors

Indiana's humid summers grow green algae on every north-facing wall, and its freeze-thaw winters mean any water forced behind vinyl or into wood becomes February damage. High pressure on siding cracks panels, strips paint, and voids siding warranties. The professional method is surface matching: a low-pressure detergent soft wash for siding that kills the growth at the root, and true high-pressure surface cleaning only where the surface can take it — concrete, brick, and pavers.

The 5-Step Wash — Matched to the Surface

StepWhat we doWhy it matters
1. InspectWalk every surface, note siding type, paint condition, window seals, and what's growing whereOxidized vinyl and chalky paint need gentler handling — we find that out before the water is on
2. ProtectPre-wet landscaping, cover outlets and fixtures, close and check windowsDetergent burn on plants and water in outlets are amateur mistakes — we prevent both
3. TreatBiodegradable house-wash mix dwells on siding; degreaser or rust treatment pre-applied on concrete stainsThe detergent does the killing — pressure alone just shaves the top off algae and it's back in weeks
4. WashSoft wash siding at low pressure; surface-clean concrete with a rotary cleaner for even, stripe-free resultsRotary surface cleaners prevent the wand stripes you see on DIY driveways
5. Rinse & reportFinal rinse of walls, windows, and plants; before/after photos delivered same dayYou see the difference documented — the same standard we use on commercial invoices

Frequently Asked Questions

What's the difference between soft washing and pressure washing?

Soft washing uses low pressure with a detergent mix to kill mold, mildew, and algae on siding without forcing water behind it. Pressure washing uses high pressure for hard surfaces like concrete and pavers. Using high pressure on vinyl siding or wood is how amateurs crack panels and etch boards — we match the method to the surface.

Will you damage my plants or landscaping?

No. We pre-wet and rinse landscaping before, during, and after any detergent application, and we use biodegradable house-wash mixes at the correct dilution.

How often should a house be washed in Indiana?

Every 1–2 years for most homes. North-facing walls and shaded sides grow algae and mildew faster in Indiana's humid summers — that green film is organic growth, and it comes back quicker on homes backing onto tree lines or ponds.

Do you wash roofs?

No. Roof washing is outside our scope. We wash siding, concrete, decks, fences, patios, and commercial exteriors — and we'll happily refer a dedicated roof-cleaning company if you need one.

Do you handle commercial properties?

Yes — storefronts, sidewalks, dumpster pads, and building exteriors. We're national-account friendly: work orders, Net 30/45 terms, and before/after photos on every invoice.

Are you licensed and insured?

Yes. BBB A+ rated, fully licensed and insured. Certificate of insurance available on request before work starts. Serving Central Indiana since 2005.
