Homecroft is a town of about 750 people built mostly between the 1920s and the 1950s, and those houses share a very specific repair list. We work it out of Greenwood, minutes up Madison Avenue.

A short drive from our Greenwood base

Homecroft sits in Perry Township on the south side of Marion County, running roughly from Banta Road down to Tulip Drive, and from Shelby Street east to the railroad. Madison Avenue runs through it and is the main way in and out. Southport borders Homecroft on the south side, and Greenwood is further south again, across the Marion-Johnson county line. We stage out of Greenwood 46142 and come north up Madison Avenue through Southport to get here, so a Homecroft call is a short drive rather than a cross-town trip with a four-hour arrival window attached to it.

The town incorporated in 1949 and has been an included town under Unigov since 1970, which is why it still runs its own elected five-member town council, clerk-treasurer included, while sitting inside Indianapolis. The 2020 census put the population at 752. It is a small enough place that we have usually driven past your street on the way to another job the same week.

We work Monday through Saturday, 8:00 to 6:00. After-hours and weekend visits are available when booked ahead, at a $225 minimum. We are not an unscheduled emergency service and we do not pretend to be one. There is a $150 trip minimum, which is why it pays to save up two or three small items and have us knock them out in one visit instead of calling three separate times.

What Homecroft's 1920s to 1950s houses actually need

Frank Gates and his son Oliver bought 150 acres here in 1923, developed the first 80 of them, and added a 40-acre section and then a 30-acre section by the early 1950s. The ground drained badly on its own, so drainage work went in during the 1930s with Works Progress Administration help. The National Register of Historic Places listed the Gates company's original section as the Homecroft Historic District in 1996, roughly bounded by Madison Avenue, Southview Drive, Orinoco Avenue and Banta Road. Some of the houses inside it followed the Gates company's own model plans and others were designed by the people who bought the lots. What that leaves on the ground today is a tight stock of one and one-and-a-half story houses with brick or stone veneer, built in Bungalow, American Craftsman, Tudor Revival and Colonial Revival styles, then filled in with a postwar wave through the late 1940s and 1950s.

That matters for repair, not just for trivia. The pre-war houses are plaster over wood lath. The postwar ones are rock lath or early gypsum board. They fail differently and they get patched differently, and a crew that treats every wall as modern half-inch drywall will leave you with a patch that telegraphs through the paint by spring. Here is the short list of what we get called for most in this housing stock:

Original-era electrical: fixture swaps yes, rewiring no

A lot of Homecroft houses are still running original or near-original devices somewhere. Two-prong receptacles, painted-over switches from three owners ago, a dining room fixture that was modern when Eisenhower was in office. Swapping fixtures, switches, receptacles and ceiling fans is squarely inside what we do, and it is one of the highest-value hours you can buy in a house this age because it cleans up the look and the safety at the same time.

We are honest about the ceiling fan question specifically, because it comes up constantly here. A shallow pancake box that was fine holding a 6-pound light is not rated to hold a wobbling 40-pound fan. If your box will not take the load, the fix is a fan-rated brace, and we tell you that before we start rather than after the fan is on the ceiling.

Where we stop: Nick's Handyman Service does minor electrical repair. We are not a licensed electrical contractor. Panel work, service upgrades, new circuits, and whole-house rewiring belong to a licensed electrician, and if we open a box and find cloth-jacketed wire crumbling off the conductors, we will tell you that plainly and stop rather than bury it behind a new cover plate.

Galvanized supply and cast iron drains at the end of their run

Houses from this era were plumbed in galvanized steel supply and cast iron waste. Galvanized supply pipe is generally credited with 40 to 60 years of service life and it corrodes from the inside out, so the symptom you notice is not a leak, it is pressure. Two fixtures running at once and the shower goes to a trickle. Brown water for the first few seconds after a vacation. Cast iron drain lines run longer, often 50 years and well beyond, but they scale up internally and the tell is a tub or basement floor drain that has gotten steadily slower over a couple of years rather than clogging all at once.

What we handle: fixture-level and localized work. Replacing a seized angle stop, swapping supply lines, resetting a toilet, replacing a faucet or a disposal, cutting in a section of failed pipe under a sink. Water heater replacement is also standard work for us, and it is a common call in Homecroft because a lot of the tanks down here are living out their second decade in a corner of an unconditioned basement or a hall closet.

What we will not oversell: a whole-house repipe is not minor plumbing repair. If we open a wall and find that the galvanized is thin enough that a wrench is going to make a new problem, we say so and tell you it is a licensed plumbing contractor's job. Saying that out loud has cost us work and earned us more of it.

Windows, doors, and the detached garage

Original wood windows in these houses were built to be serviced, which is good news, because they can usually be made to work again for far less than replacement. Painted-shut sash, failed glazing putty, broken sash cords and rotted stool ends are all repairable. Older aluminum storm windows over them are a separate small job and worth doing before heating season rather than after.

Doors here have two separate problems that get confused with each other. An interior door that will not latch is almost always a racked opening or hinge screws that lost their bite in old jamb wood, and it is a short repair. An exterior door that lets daylight through at the corner is a threshold and weatherstrip issue, and that one is worth fixing in October rather than January. We also install new doors, rekey locks and replace door hardware, which is the standard package when a Homecroft house changes hands.

Detached garages are common on these lots and they are usually the most deferred structure on the property. Service door rot at the bottom rail, siding and trim that has not been painted in a decade, a side door with hardware that predates the current owner, and garage door install and repair are all things we do. If the framing itself has moved, we will tell you that a carpenter needs to look at structure before anyone spends money on cosmetics.

They reflect what similar work in this housing stock has typically run for us, and every one of them can move on access, on what is behind the wall, and on whether the last person to touch it did it right. A site visit sets the real number and we put it in writing before we start. Note also the $150 trip minimum, which is why stacking two or three items into one visit is almost always the better buy.

Mature trees mean a real gutter load, and a real deadline

Lots platted in the 1920s and built out through the 1950s have trees on them that have had most of a century to grow. Homecroft's canopy is the nicest thing about walking these streets in October and the single biggest reason we get gutter calls here. Oak, maple and sweetgum over a one-story roof will pack a gutter run solid, and once it is packed it holds water against the fascia all winter.

There is a hard deadline on this and it is worth knowing. The National Weather Service normals for Indianapolis put the first patchy frost around October 17 and the first widespread freeze around October 26. The work you want done is a cleaning after the bulk of the leaves are down but before the first hard freeze locks a trough of wet debris into place. On a heavily treed Homecroft lot, one fall cleaning is often not enough, and a second pass in late November or early December after the oaks finally let go is money well spent.

Two honest limits. We clean gutters. We do not replace gutters, and we do not do tree work, so if a limb needs to come off to keep the run clear that is a tree service call, not ours. On roofs, we do minor shingle patching, one or two shingles on a walkable roof only. We do not do roof replacement or steep-roof work. If the reason your gutter is failing is really a roof or a grading problem, we would rather point at it than take your money to keep cleaning around it.

Commercial and facility maintenance on the south side

The other half of this business is commercial facility maintenance, and the Madison Avenue and US-31 corridor running past Homecroft is dense with the kind of retail and service locations that get dispatched to us. Common Questions

Do you actually cover Homecroft, or is it just lumped in with Indianapolis?

We cover Homecroft specifically, and it is one of the closer stops on our map. Our base is in Greenwood 46142, so Homecroft is a short run north on Madison Avenue rather than a cross-town trip. Can you repair plaster, or do you just cut it out and replace it with drywall?

We do both, and which one you get depends on the wall. If the plaster is sound and just cracked at the corners or has lost keys in a small area, the right repair is to re-key or back the area and rebuild the surface so it matches the rest of the wall. If a section has separated from the lath over a large area or has water damage behind it, cutting it out and setting board flush to the existing plaster thickness is the honest fix. Half-inch board set into a three-quarter-inch plaster wall without shimming is the shortcut that shows through the paint later, and we do not do that.

My house still has galvanized water pipes. Can you replace them?

We handle localized sections and everything at the fixture, but not a whole-house repipe. Replacing a failed run under a sink, swapping seized shutoff valves, redoing supply lines, and setting new fixtures are all standard work for us. A full repipe of a 1940s or 1950s house is a licensed plumbing contractor's job, and we will tell you that rather than start something we should not finish. If we open a wall and find the galvanized is too thin to safely wrench on, you will hear it from us before anything gets worse.

When should I book fall gutter cleaning in Homecroft?

In that case we install a fan-rated brace and box first, then hang the fan. We check that before we quote it so there is no surprise. This is minor electrical work, which is what we do. If the job turns into a new circuit, a panel change or rewiring, that belongs to a licensed electrician and we will say so.

Do you have a minimum charge?

Yes, there is a $150 trip minimum. That covers getting a truck, tools and materials to your address, and it applies whether the job takes twenty minutes or two hours. The practical advice is to make a list. Most Homecroft customers get better value by holding four or five small items, a sticking door, a fixture swap, a drywall patch, a leaking faucet, and having us handle all of them in a single visit rather than calling separately each time something turns up.
