Rentals and CommercialWinter Property Maintenance for Rentals, Vacant Units and Commercial Sites
Vacant units and closed-up storefronts are the highest-risk properties in a Central Indiana winter, because nobody is there to notice a frozen spigot or a door that will not latch. "Property maintenance" autocompletes locally in 11 of the 21 areas we checked; this is how we handle it in the cold months.
Short answer: before a hard freeze, shut down and drain outdoor faucets, seal doors and keep vacant units at 55°F or higher, as the Indiana Office of Utility Consumer Counselor recommends. Through the winter, doors, closers, drafts, leaks and turnovers are the work. We work from your work order, document every job with before and after photos, and invoice Net-30 with a PO. Call or text (317) 893-3717.

Winter Work for Rentals and Vacant Units
- Freeze prep with photos. Outdoor faucets shut down and drained, hoses off, exposed pipe in crawl spaces and garages insulated, and a photo record of each item. See winterization and freeze prep.
- Doors that seal and latch. Sweeps, weatherstripping, thresholds and strike plates, so a vacant unit is not heating the outdoors. See drafty doors.
- Turnovers in the slow season. Drywall patches, paint, LVP and tile patches and fixture swaps between tenants. See winter indoor projects.
- Water heaters and spigots near the end. Tanks and outdoor faucets replaced on the existing lines before they fail in an empty unit. See water heater replacement.
Indiana Office of Utility Consumer Counselor guidance for empty homes: keep the heat at 55°F or higher and know where the main water shutoff is.

Winter Work for Commercial Sites
- Doors: exit-door sweeps and weatherstripping, door closers, panic bars and storefront door hardware. See commercial door hardware.
- Storefront glass and damage repair after break-ins or impacts.
- Ceiling tiles and drywall after roof or pipe leaks, once the source is fixed. See ceiling repair after a leak.
- Minor plumbing and electrical on existing lines and circuits: faucets, hose bibs, water heaters, outlets, switches and fixture swaps.
We have worked inside the work-order systems of national facility-management companies for years. Details: commercial facility maintenance and FM vendor credentials.

What We Do Not Do
Snow plowing, shoveling and salting, HVAC, roofing, commercial overhead and dock doors, basement waterproofing and mold remediation are outside our scope. Nick's Handyman Service, LLC is a licensed general contractor, not a licensed plumbing or electrical contractor. Our plumbing and electrical work is repair and replacement on existing lines and circuits. We book Monday through Friday, 8 to 6, and Saturday, 9 to 2. Evenings, Sundays and other after-hours visits can be arranged ahead of time at a $225 minimum. We are not an unscheduled emergency service.
Common Questions
How do I winterize a vacant rental property?
Shut down and drain the outdoor faucets, disconnect hoses, insulate pipes in crawl spaces and garages, seal drafty doors, and keep the heat at 55°F or higher, as the Indiana Office of Utility Consumer Counselor recommends. For rentals and vacant listings we do the freeze-prep pass and document it with photos so you have a record.
What does winter property maintenance cost?
There is a $150 minimum plus materials, and most small jobs run about $350. On commercial work the trip fee is $150 upfront and is credited to the job if the scope is approved. A recurring-account discount applies after 6 visits.
Do you offer Net-30 invoicing for property managers?
Yes. Standard Net-30 with a PO and Net-45 on recurring accounts. You get a single invoice per visit or a consolidated monthly invoice, line-item detail and before and after photos on every invoice.
Can one vendor cover multiple properties or store locations?
Yes. One point of contact (Nicholas), one schedule and one invoice across all 19 Central Indiana cities we serve. We also carry a current COI and W-9 and work inside FM work-order and IVR check-in systems.
Do you do snow removal or salting?
No. Snow plowing, shoveling and salting, HVAC, roofing and commercial overhead doors are outside our scope.
Do you work after hours?
After-hours and weekend work can be arranged ahead of time at a $225 minimum. We are not an unscheduled emergency service.
